Indian Real Estate Sector has emerged as the most preferable investment opportunity for everyone willing to invest for potential price appreciation over the years. However, most people get confused about what type of property they should invest in, rent, or resale to gain maximum returns. The most common confusion at the time of purchasing is, what should be the property configuration, 2 BHK vs 3 BHK apartments?

To get rid of the confusion over the size preference of 1BHK, 2BHKs, 3BHKs, etc? First, you need to decide the location, where you are planning to buy a home, Delhi-NCR, Mumbai-MMR, Bengaluru, Chennai, or any other cities.    

According to the survey report, despite a sharp rise in residential prices, the demand for 3 BHKs has increased in recent years.  As per the FICCI – Anarock Survey Report, 50% of the homebuyers prefer to buy 3 BHK units while only 37% prefer 2 BHK units. This signifies that the demand for larger and bigger apartments is growing post-COVID pandemic period. Apart from this, the survey also concludes that 75% of people now need balconies in their apartments, while 31% want to have a separate office or study space in their homes.

As per the Anarock data, among the top 7 cities, i.e. Bengaluru, Chennai, Delhi-NCR, Hyderabad, Kolkata, Mumbai-MMR, and Pune, the percentage of investors preferring 3 BHKs have also increased as compared to 2 BHK apartments. Also, the average flat sizes in the top 7 cities have grown by 11% in the last year – from 1175 sq. ft. in 2022 to 1300 sq. ft. in 2023.

The factors behind the growing demand for 3 BHK apartments among homebuyers are economic growth (income and job stability), changing lifestyle, long-term investments, future growth perspective, luxurious amenities, etc.

This shift and the growing interest of the homebuyers in real estate has fueled the trend, with larger properties seen as valuable assets offering the infrastructure as per the needs of the buyers to boom capital appreciation and rental income,” said Varun Sharma, Founder & MD MVN Group.
