The Haryana government has prepared the Gurgaon-Sohna Masterplan 2031 to provide vision and set regulations for the growth and development of the new residential and commercial projects to attract homebuyers and investors.

Under the Sohna Master Plan 2031, the city will have an estimated population of 6.4 Lakh and 5600 hectares of land will be designated as urban areas by 2031.

Sohna Master Plan: Proposed land uses

Let us understand the proposed land area under Sohna master plan 2031:

  • Sohna Master Plan 2031 is covering 45 areas spanning 45,687 hectares of land for 6.40 lakhs of population by 2031.
  • This plan is proposed for 67, 785 people living in towns and villages, with a density of 174 people per hectare or 70 people per acre.
  • Inhabitants currently living in towns and villages of Sohna may decrease due to planned urban development.  
  • Also, 1719 hectares of land will be developed to accommodate the housing needs of 5.72 lakhs of population.
  • As per the 2031 Master Plan, Sohna is planned to have a gross density of 90 people per hectare (PPH). Now, the new housing areas are proposed to have a higher density of 300 people per hectare (PPH) to maximise land utilisation.

Sohna Masterplan 2031: Land use description

Under the Sohna Masterplan 2031, land for residential, commercial, and industrial development purposes will be strategically allocated to accommodate the current and future demand in the region.

Residential

  • A land area of 1719 hectares is reserved for developing residential areas to accommodate the growing population of the region.
  • Sectors 17 and 25 are the potential neighbouring industrial sectors of the town and will be used to house industrial workers.  
  • 50 and 16 hectares of land area in sectors 25 and 31 respectively is reserved for low- and middle-income housing, with a population density of 1,125 PPH.
  • A minimum of 12 metres of road width will be maintained in residential colonies or sectors.
  • Green Parks and open space areas in residential localities should meet the minimum standard of 2.5 square metres of area per person.
  • A 120-metre wide strip of land is reserved for the expansion and amenity provision around the village Abadi.

Commercial

  • Around 255 hectares of land area is reserved for commercial use, primarily along the eastern peripheral road.
  • The Haryana Urban Development Authority has planned a commercial space in industrial sector 15 to cater to the everyday needs of the people.
  • Also, a separate market area of around 37 hectares is allocated in sector 27 along the eastern bypass to sell items such as vegetables, fruits, grains, and bulky building materials, facilitating trade and commerce.

Industrial

  • An industrial area under the Haryana Urban Development Authority, Roz ka Meo is situated on Sohna-Nuh Road, over a land area of 89 hectares. KMP Expressway and the dedicated freight corridor drive increasing demand for industrial plots in this area.
  • Under the Sohna Masterplan 2031, 1,236 hectares of land is allocated for industrial use on the southern side of the town along the KMP Expressway to address current and future industrial demands.
  • Approximately 607 hectares of land have been reserved by the Haryana State Industrial and Infrastructure Development Corporation (HSIIDC) along the KMP Expressway to develop an industrial model township (IMT).
